How We Source, Date and Label Every Figure

Omran Intelligence publishes Gulf real-estate figures that carry a source and a date, and it says so plainly when a number cannot be sourced. This page sets out the editorial stance behind everything in Insights, so a reader can judge the work by the same standard we hold it to.
Every figure carries two things
A figure without provenance is an opinion. So each number we publish states where it came from and when it was true. The source is a named primary record you can open yourself. The date is the "as of" moment the figure describes, because a real-estate number six months old is a different fact from today's.
Two kinds of number, kept visually apart
Not everything an analyst needs sits in the public record. Where it does, we publish a sourced fact: a public, verifiable figure with a non-broker primary source and an as-of date. Where the public record stops but the question still matters, we publish a labelled Omran estimate instead: a value we derive from primary disclosures, marked as an estimate, with the basis of the derivation shown. The two never blur together. An estimate is never dressed up as a sourced fact, and a gap is never filled with an invented number.
What we build on, and what we leave out
The factual base is primary public data: disclosures from Tadawul-listed real-estate funds, government statistics and registries, official Vision 2030 and sovereign-fund announcements, developers' own filings, and the multilateral institutions. We do not recycle the figures that live only inside private brokerage surveys. When a metric exists only there, we say so, and we publish a labelled estimate built from primary disclosures or we leave it as n/a. We would rather show you the edge of the public record than borrow a number we cannot stand behind.
Unknown stays unknown
The most important discipline is the smallest. When a figure is not in the public record and cannot be responsibly derived, it stays n/a. We never interpolate a gap, round a guess into a fact, or carry a stale number as if it were current. A dataset you can trust is one that tells you where it stops.
