What we hold

We keep one record of what is being built across the Kingdom, who is building it, and what property sells and rents for. It is assembled from official registers, developer disclosures, permits, tenders, the Arabic press and field intelligence from brokers, and kept over time.

Six families of data

The families are connected and dated.

Land and location

Plots, district boundaries and coordinates, so every project and transaction sits on the map.

Every project, district and player keeps its full record over time

Where a figure has changed since we started following it, the earlier value stays, with the date we read it.

  1. AnnouncementThe project as we first read it, with its source and the date.
  2. LaunchThe launch date, and the off-plan licence where one is issued.
  3. RevisionsA unit count or a handover date changes, and the earlier figure is kept beside the new one.
  4. ConstructionTenders, and how far the site has got on the ground where we hold it.
  5. HandoverThe handover date as it held or slipped, each change with its source.
  6. TodayThe latest state, with the full record behind it.

How it is checked

Traceable
Every fact carries its source and the date it was captured.
Researched and verified
Sources are tested against each other, and disagreements stay visible.
Continuously updated
The database is updated every day as the market moves, not refreshed once a year.

The shape of one project record Where two sources report the same field, as with the handover here, both values are kept, each with its source and date.
