How we work with you
Each way ends with a file you can open, with the sources inside it.
Three ways to work with us
-
Free sample on a market you choose
You name a market you know well. We send a sample from it, so you can see what the data looks like and test it against what you already know is true.
Free, on request
Request a free sample -
One-off extract
You send the question. We answer it from the record and quote a fixed price before we start.
Priced per request
-
Standing coverage
Your markets, kept up to date and delivered on a schedule we agree.
Priced by markets and frequency
Citation rights are written into each engagement. If we do not hold what you need, we say so, and quote to go and build it.
Files arrive in Excel or CSV, each figure beside its source, with maps where we can place the projects on the ground.
What people ask us for
Selecting land
Read a plot in its context: what is built around it, what is coming, what the district sells and leases for, and how that has moved over time.
The question
What else is being built near my site, how big is it, and when does it hand over?
What you get
The competing projects in the district, with their developer, size, stage and handover date. The ones we can place on the ground go on a map, with the registered sale prices and published rents of that district beside them.

Case study
Deciding what to build
Test residential, office, retail and hospitality programmes against current and future supply to find the highest and best use of a site.
The question
How many hotel rooms are coming to this city, under whose brand, and in which year?
What you get
In Riyadh, Jeddah, Makkah, Madinah, Dammam and Tabuk, the hotel projects that have not opened yet, one by one, with the room count a developer or operator announced, the brand where one is named, and the year it is due to open.
Draws on
Case study
Assessing feasibility
Base pricing, rents and delivery pace on what the market has actually recorded, not on assumptions.
The question
How much is coming to this city, and what does property sell and rent for in each district?
What you get
The residential pipeline by city and handover year, beside registered sales and published rents district by district, and the regional price index: sales from 2020 to March 2026, rents since 2025, the index since 2014.

Tracking a market
See first what is launched, what slips and what stops: announcements, permits, tenders, the Arabic press and hiring.
The question
What has been launched in this market, and which projects have slipped or stalled?
What you get
Where a source reports them, the launches, permits and tenders behind a project, the handover dates that have slipped and the projects that have stalled, each with its source.
Draws on
Case study
Knowing a player
The portfolio, delivery record and partners of a developer, fund or operator.
The question
What has this developer done before, and has this project's handover date moved?
What you get
The developer's other projects and the off-plan licence on each. Where a figure on this one has changed since we started following it, the earlier value with the date we read it.

Managing a portfolio
Place each asset against its market, and know when to hold, sell or redevelop.
The question
Where does each project in my portfolio stand against its market?
What you get
Each development project in a portfolio matched to the recorded transactions, rents and comparable launches of its district, with a value range and the evidence behind it.

Our approach
An established database, adapted to every question. Our database already covers the Saudi market, and it grows every day. Each engagement starts from it, then goes further where the question requires.
-
1
Frame the question
We start from the decision the client has to make.
-
2
Draw on the database
Projects, players, transactions, rents and pipeline, already connected and dated.
-
3
Extend where needed
Targeted research on the ground and in the sources to fill what the question demands.
-
4
Deliver
A clear answer the client can put their name to, with its evidence attached.
Questions we are asked
Can I see the data before I commit?
Yes. We send a free sample on a market you choose before any engagement, so you can test it against what you already know.
Which markets do you cover?
We are dedicated to the Saudi market and cover the whole Kingdom, across every asset class from residential communities to giga-projects. If we do not hold the city or district you need, send the brief anyway and we will quote to build it.
How is each fact sourced?
Every fact carries its source and the date it was captured. Sources are tested against each other, and when two disagree, both values are kept, each with its date. Where a value comes from our own desk research or from a rule of ours, the file says so.
How current is it?
The database is updated every day as the market moves, not refreshed once a year. Where a figure has changed since we started following it, the earlier value stays with the date we read it. Registered sales in our record run from 2020 to March 2026, and published rents start in 2025.
How is my brief handled?
Briefs are kept confidential. NDA on request. You can also write directly to Tareq Khalil, Principal, at tareq@omranintelligence.com.
See the data before you commit
Before any engagement, we send a free sample on a market you choose, so you can see exactly what the data looks like and test it against what you already know.
