ROSHN's five communities: where the homes are and what they cost
ROSHN Group projects as ROSHN publishes them: five communities, 85,876 homes, list prices by city, and why the same villa costs more in Riyadh than in Jeddah.
ROSHN, the housing developer owned by the Public Investment Fund, now shows five communities on its website with 85,876 homes between them. That is roughly a fifth of what the government expects ROSHN to deliver by 2030. Its unit pages also carry list prices, and they show the same villa selling for 45.4% more in Riyadh than in Jeddah.

Most of the homes are in Makkah and north Riyadh
ALMANAR in Makkah is the largest community, at 33K homes. SEDRA in north Riyadh follows with 30K, then ALAROUS in Jeddah with 18K. ALDANAH in Dhahran and WAREFA in Riyadh are small by comparison.
Bar values are ROSHN's own counts, rounded as ROSHN publishes them.
The counts are not always consistent. WAREFA appears as 2K+, 2.3K and 2,380 on different parts of ROSHN's own site, so it is worth checking which page a quoted figure came from.
The same villa costs more in Riyadh
ROSHN uses one set of house designs across the country and prices them by city. Its VL1 villa, 332 sqm of floor area on a 300 sqm plot, lists at SAR 2,885,000 in SEDRA and SAR 1,984,000 in ALAROUS. Riyadh is 45.4% dearer for the same drawing, on our arithmetic. ROSHN does not publish the comparison.
Across the communities, list prices start at SAR 1,100,000 for a 191 sqm townhouse in ALMANAR and reach SAR 3,216,000 in SEDRA's fourth phase. The newest launches, including SEDRA's fifth phase and all of ALDANAH, publish floor areas and bedrooms but no price.
A long way from the 2030 target
The government's Vision 2030 page sets ROSHN at 400,000+ units by 2030. The five communities on ROSHN's site cover 21.5% of that. Most of the mandate has no named site yet.
Demand policy is on ROSHN's side. Saudi family homeownership reached 65.4% at the end of 2024 (MOMAH), and in November 2025 REGA gave ROSHN the first instant licence for off-plan sales (REGA).
ALFULWA has disappeared from the site
In December 2024 ROSHN's communities page still listed six projects (archived). The sixth was ALFULWA near Hofuf, launched in March 2023 with more than 18,000 units. Its page now returns an error, and ROSHN has not said why. The Vision 2030 page still lists it.
Outlook
We expect ROSHN to keep withholding prices on new phases, so anyone valuing land or homes near SEDRA or ALAROUS should save the price pages that exist today. The 2030 target will need several more communities, and their locations are the thing to watch.
Omran holds the full unit-level price table. Ask for the ROSHN price table.
